Coastal Tough.
Effortlessly Maintained.
Salt-tolerant paspalum, installed by our crews and kept immaculate by a fleet of quiet, all-electric autonomous mowers we own and monitor — across the barrier islands of Manatee and Sarasota counties.
Two specialized disciplines, one operating company.
Paspalum demands golf-course-grade agronomy. Neighbor-friendly maintenance demands modern autonomous equipment. Most landscape companies do neither well — we built ours to do both.
Years of paspalum agronomy
Cultivar-specific fertility, salinity-aware irrigation, and FL DEP-compliant practices — built on 15 years with the only turfgrass that truly thrives in coastal Florida.
Years of autonomous mowing
We own the mowers, size them to each property, and monitor the fleet remotely — remedying faults, usually before you'd ever notice one.
No gas-powered tools on your property
All-electric mowers, trimmers, and edgers. No two-stroke whine at 7am. No exhaust on the lanai. Clippings recycle back into the turf — nothing to blow.
A note on our equipment: we're actively transitioning our crews to all-electric mowers and hand tools, and expect to be fully electric by the end of August 2026.
The right turf for salt air, salt spray, and brackish irrigation.
Our coastal paspalum holds its color where salt intrusion bleaches St. Augustine. It needs fewer chemical inputs, stays green through August, and recovers from severe salt events that would force most other turfgrasses to be replanted.
We are growing our own sod in Central Florida and have supply relationships with select growers across the southeast. We match the variety to your property — sun, salinity, irrigation source, traffic, and the season we're installing in.

We own the equipment. You own a beautiful lawn.
Autonomous electric mowers, sized for each property. All-electric trimmers, edgers, and blowers used as needed. Remote fleet telemetry and weekly on-site agronomic visits. A fertilization program tuned to Florida DEP Best Management Practices, with disease and pest control applied only when warranted.
One monthly fee. One vendor. No equipment to buy, no service calls to schedule, nothing to troubleshoot.
What we sell
Lawn Installation
Site prep, soil work, drainage, and sod installation by our own crews, using sod grown on our central-Florida farm, or obtained from select growers — the start of every customer relationship.
Recurring maintenance
Autonomous electric mowers plus all-electric trim and edge — owned by us, monitored remotely, replaced as needed — alongside an agronomic program tuned to coastal conditions.
Irrigation Care
Routine system care is built into every maintenance program: seasonal programming, detailed wet checks, head adjustments, replacement of damaged sprinkler heads, and controller fine-tuning. We keep water delivery even and efficient so your paspalum stays dense and healthy — and we refer anything beyond routine maintenance to licensed irrigation partners.

A closer look at recent installations and quiet, all-electric autonomous maintenance across the barrier-island communities we serve.
When the Gulf came over the seawall, the paspalum bent — and then it came back.
Hurricane Helene sent saltwater over much of the Longboat Key corridor and inundated the Longboat Key Club Links course where our founder served as Director of Agronomy.
Days later, paspalum fairways that had been completely submerged were green and recovered. That's not a marketing claim. It's the agronomic truth about the only turfgrass that belongs on these islands.
Built to coastal-environment standards.
The barrier islands are environmentally sensitive land. Property managers, HOA boards, and the agencies that regulate them increasingly require turf programs that meet a higher standard. Ours does.
Poor soil — no problem.
Paspalum thrives in sandy, low-organic-content coastal soils where St. Augustine struggles. No endless topsoil amendments.
Tolerates brackish water.
Canal, reclaimed, or any source touched by saltwater intrusion. Salt-spray exposure on oceanfront lots: not an issue.
Low chemical inputs.
Less fertilizer, fewer fungicides, fewer pesticides. Less nitrogen and phosphorus runoff into the coastal waters every island already worries about.
Meets FL DEP standards.
Our agronomic protocols follow Florida Department of Environmental Protection Best Management Practices for turf.
A coastal-specialist team.
Coastal Lawn Innovations operates from Longboat Key and serves the barrier islands of Manatee and Sarasota counties and the coastal communities around them. Two specialized disciplines, one operating company.
John Reilly
John brings a practical mastery of Florida's toughest growing conditions — coastal salt and post-disaster recovery in particular — with deep expertise in salt-adapted plantings and sustainable practice. One of the most respected voices in modern turfgrass agronomy, he is also a pioneer of autonomous robotic mowing and maintenance.
Shane Ritchie
Shane brings more than three decades in golf-course agronomy, including nearly twenty years as Director of Agronomy and GCSAA Class A Superintendent at a nationally ranked 27-hole club. He has led full course renovations and managed multimillion-dollar maintenance and capital budgets. At Coastal Lawn Innovations, he pairs that hands-on turf expertise with a client-first approach to managing accounts and property relationships.
